SMF future proofs it but at the expense of transceivers at either side and
enables DWDM if one wants to.

but MMF can certainly do those distances at high performance just the same:
  10G-SR over OM3/OM4 MMF 300m
  10G-SRL / 40G-SR4 / 100G-SR10 over OM3 MMF 100m, over OM4 MMF 125m
(40G/100G require 4 & 10 pairs of fibers respectively)

at least for the N pairs options, SMF probably works out cheaper.
even including the transceivers.
